Troy Shively
Team Lead
Troy grew up on a farm in Northern Indiana where he trained and showed Registered Quarter Horses. It was there that he learned the value of hard work at an early age. He graduated from Evangel University where he met his beautiful bride Carol Ann. They have two children together (Jared and Brittany). Prior to entering into the Real Estate business, Troy was a Financial Advisor with a firm in Tampa. Now he works to give his customers (residential or commercial) the best buying or selling real estate experience possible while continuing to hold onto the values and ethics he’s learned along the way.
When he’s not selling real estate, Troy is an avid mountain biker enjoying being out on the trails. He also loves fishing and kayaking with his wife/real estate partner!

Carol Ann Shively Team Member
Carol Ann Shively grew up in upstate New York and has lived in the Sunshine State now for more than 28 years. She has a Bachelors degree of Business Administration in Management and Economics from Evangel University. After more than 25 years of Finance Industry experience, she decided to join her husband, Troy Shively, in his successful real estate business in 2019.
Carol Ann’s years in the finance industry helped her to gain important skills that allow her to provide the best service to her clients in real estate. She is known for her integrity and prides herself in her meticulous attention to detail. She has a passion for people and her goal is to make each client feel comfortable and at ease with the process of buying, selling, or leasing a home. She values relationships over transactions. Carol Ann is also certified with the VA.
When she is not helping clients find their dream home, Carol Ann loves spending time with her grandbabies, kayaking, fishing and enjoying everything Florida has to offer with her husband.
Kayla Shively
Team Member
Kayla Shively is a native of the Pinellas County region. She received a B.A. in Elementary Education from St. Petersburg College but before starting her Career as a teacher shifted her focus towards growing her family. She stayed at home raising her 2 kids for 2 years before deciding it was time to reenter the work force and joined her Father-in-law and Mother-in-law in the family real estate business as the team Transaction Coordinator. After gaining experience in the field and finding a passion for the home buying/selling experience, she chose to obtain her real estate license so she could be apart of the joy of serving families as they find their forever homes.
When she is not working, you’ll find her continuing to raise and teach her two children along side her wonderful husband, attending workout classes throughout Hillsborough County and serving at her local church. Her years spent training in education helped her gain important skills that allow her to provide the best service to her clients. She prides herself in her strong work ethic, attention to detail and positive attitude. Home looks different to everyone, but she has the skills to help you figure out a place to truly call home.
Adam Gendron
Team Member
Adam Gendron moved to the Tampa Bay area 10 years ago and loves all that Hillsborough County offers his family. His full time hours are spent as a Physical Education teacher with Hillsborough County Schools. Adam enjoys helping others and building relationships. He found an opportunity to use his communication and customer service skills by assisting friends and family with all their real estate needs in 2018 obtaining a real estate license. After gaining experience in the field working with friends and family, he joined Troy Shively Luxury Living so he could serve other families in finding their forever homes.
Ashlyn Guerra
Team Member
Ashlyn Guerra is from Houston, TX. She attended Liberty University, where she met her wonderful husband, Devin. After marrying in Virginia, they relocated back to Devin’s hometown in Tampa Bay in 2022.
With a background in customer service and problem-solving gained from administrative roles in medical and law offices, Ashlyn is dedicated to assisting clients in achieving their real estate goals. Her passion for community and commitment to client success drive her to provide exceptional service.
When she's not helping clients find their perfect home, Ashlyn enjoys staying active with CrossFit, exploring local cuisine with her husband and friends, and relaxing on Florida's beautiful beaches with her mini golden-doodle, Ivy.
